40 Albert Road Sth Melbourne, is expected to reduce fresh potable (drinking quality) water usage by 82% and sewer discharge by 72% compared to similar office buildings, since its renovation and refurbishment.

The building is now the home of The Szencorp Group and was renovated by The Szencorp Sustainable Development Group.

It has achieved many ‘firsts’ – it was the first building in Victoria to receive a 5-star rating commitment from the Australian Building Greenhouse Ratings Scheme, the first 5-star ABGR rating in Australia for a retrofitted building, the first 6-star green star building to be occupied, and the first suburban zero emissions office buildings. It is currently the greenest building in Australia.

The four-storey office building features state-of-the-art water collection, water conservation technologies and energy saving measures.

With water efficient fixtures like low-flush toilets, waterless urinals, electronic on-demand taps and flow-restricted taps and showers, the building is setting an example to the industry.

“To our knowledge, this is the first time that such a complete range of leading-edge water conservation technologies have been combined into one, integrated system for impressive synergistic effects,” says Mr Peter Szental, owner of Szencorp Sustainable Development. “Even the greywater system, which is used to flush all toilets, is impressive - using a passive design to harvest water from showers and hand-basins. It is a new patented design that acts as a trial and demonstration for others.”
